Elevator Regulation Changes for Nevada and Las Vegas

Background

Since 2004, Nevada Administrative Code (NAC) 455C adopted ASME A17.3 as the code for existing elevators and escalators. Updates to the code are automatically adopted and become effective six months after publication. The current version is ASME A17.3 2020, which became effective in Nevada in August of 2021 per NAC 455C.500.

Most elevators built since the 1990s will already meet the current requirements. Older elevators may require certain updates, if such updates are practical. Per ASME A17.3 1.3.2.1 and NAC 455C.446(5), elevator owners do not have to make the modifications if they are impractical (on a case-by-case basis).

Door Lock Monitoring

Door lock monitoring ensures an elevator will not operate if the door safety circuit is malfunctioning or disabled. This has been required on new elevators since the 1990s and ASME A17.3 since 2015.

Door Restrictors

Door restrictors ensure that elevator doors do not open when the elevator is outside of the landing zone. They have been required on all new elevators since the 1980s and by ASME A17.3 for all passenger elevators since 1996.

Resolving Inspection / Compliance Issues

If you have an older elevator, you may have challenges with your inspections for compliance. ATIS can help you quickly determine your options with an independent and unbiased compliance assessment. For example:

  • if your elevator maintenance company is recommending a costly and burdensome replacement, ATIS may help you obtain an exemption from Nevada regulatory body

  • if your aging elevators are becoming incompatible with your property goals, ATIS can help you with capital planning and modernization

Although Nevada elevator regulations provide exceptions on a case-by-case basis, a proactive approach is required. Failing to properly apply for exemption or developing appropriate plans could result in unnecessary fines and penalties. ATIS can help you take action now.
